The desire to erase the boundary between inside and outside is one of the defining aspirations of modern residential architecture. Lift & slide doors — panels of glass up to 3 meters tall and weighing up to 600 kilograms that glide on a lift-assisted track system — are how Europe's best homes achieve it. This article explains the technology, configurations, and what these systems can do for US homes.

1. Lift & Slide vs. Standard Sliding: What's Different
A standard sliding door rolls on a track on wheels — the weight of the panel rests entirely on the lower track, which limits maximum panel weight (typically 200–300kg for quality US systems) and causes the lower track to become a thermal bridge and dirt trap.
A lift & slide door operates differently. When the handle is turned to the open position, a cam mechanism lifts the entire panel slightly (3–5mm) off the lower seal — eliminating contact friction between panel and seal entirely. The panel then rolls on stainless steel runners with virtually no resistance. When the handle is returned to the locked position, the panel lowers back onto the perimeter seal, compressing it uniformly on all sides.
The result: a 600kg panel of glass moves with minimal effort, and when closed, seals like a window — compressing the perimeter EPDM seal rather than relying on brush seals that standard sliding doors use. This is why lift & slide doors can achieve dramatically better U-values than standard sliding systems, while also handling panels 2–3x heavier.
2. The Schüco ASS 70 HI / MB-77HS System
Our primary lift & slide system is the Schüco ASS 70 HI (High Insulation), which forms the basis of what we supply as the MB-77HS configuration. Its specifications:

3. Panel Configurations
Lift & slide systems can be configured in multiple ways depending on the opening width and how much you want the door to travel:
- 2-panel (OX or XO): One fixed panel, one sliding panel. The simplest configuration. The sliding panel parks behind the fixed panel when open, leaving 50% of the opening free.
- 2-panel (XX): Both panels slide, meeting in the center when open. Full opening on both sides. For openings up to 7m wide.
- 3-panel (OXX or XXO): One fixed panel plus two sliding panels that stack behind it. Leaves 66% of the opening free.
- 4-panel (XOOX): Two sliding panels on each side that stack on fixed central panels. Nearly full width of opening achieved. For very wide openings up to 14m.
Every configuration is available with flush-to-floor sills — our low-threshold system achieves a step height of just 12mm (0.47 inches), which is ADA-compliant and creates the true floor-level transition that contemporary design demands.
4. Corner Solutions: 90° and 270°
The most dramatic application of lift & slide doors is the corner opening — eliminating a structural corner entirely and replacing it with glass. Our system supports both:
- 90° corner solution: Two panels meeting at a 90° corner, both of which slide open. When open, the structural corner disappears entirely — the room opens simultaneously to two outdoor directions. A corner post is completely eliminated from the view. This requires specific structural engineering to transfer loads that the removed corner would have carried.
- 270° wrap-around: For outdoor terraces, the glazing wraps around three sides of a room — the entire perimeter opens. Panels slide into pockets in the remaining wall sections. The result is a room that becomes an open pavilion in warm weather and a fully sealed, triple-glazed enclosure in winter.
5. Thermal Performance
The combination of the lift-and-lower sealing mechanism with triple Saint-Gobain PLANITHERM glazing gives our lift & slide doors a whole-door U-value (Ud) starting from 0.9 W/m²K with standard triple glazing — comparable to a high-performance fixed window. Standard quality US sliding doors typically achieve Ud values of 2.0–3.0 W/m²K.
This means our lift & slide doors perform 2–3x better thermally than US counterparts, even at panels approaching 3m tall and weighing hundreds of kilograms. The perimeter compression seal makes the difference — while standard sliding doors leak air around every brush seal, our lift-lowering system compresses the seal uniformly when locked.
6. US Installation Considerations
Lift & slide doors require careful structural coordination:
- Structural header: The head of the opening must carry the panel weight in addition to any structural loads from above. For panels over 200kg, steel header specification is typically required — we provide load calculations for the structural engineer.
- Floor preparation: The low-threshold sill sits on the finished floor level. The floor structure must be capable of carrying the track system and panel loads at the sill location.
- Pocket walls (for sliding configurations): Panels that slide into a wall pocket require a framed pocket space of approximately panel width × wall thickness. This needs to be coordinated early in the design phase.
